Worked example

At $150 a night and 65% occupancy you book 19.8 nights a month, about 6.6 stays of 3 nights. Nightly revenue is $2,965.63 and cleaning fees collected are $494.27, so gross bookings are $3,459.90. A 15.5% host fee takes $536.28. Cleaning costs $461.32, supplies and laundry $52.72, and fixed costs are $2,200.00 ($1,800 mortgage or rent, $250 utilities, $150 other). Profit is $209.57 a month, $2,514.84 a year, a 6.06% margin and $10.60 per booked night.

How it works

Booked nights = occupancy x 30.42 (365 / 12). Stays = booked nights / average stay. Gross bookings are nightly revenue plus the cleaning fees you collect, and the host fee is taken on that gross, as Airbnb describes it. Cleaning and supplies are charged per stay; mortgage or rent, utilities and other costs are fixed each month.

Not included: income tax, occupancy tax you collect and remit for guests, platform promotions, damage and vacancy between seasons. Occupancy is the input that moves the answer most, so run a cautious figure and a good one. To find the lowest rate that still covers costs, use the minimum nightly rate calculator.

Sources and basis: Airbnb Help Centre, Airbnb service fees (opened 2026-10-08), says that under the split-fee structure most hosts pay a 3% host service fee and guests pay 14.1% to 16.5% of the booking subtotal, and that under the single-fee structure most hosts pay 15.5%, with the fee taken as a percentage of the nightly price plus any fees the host charges. Fees change and vary by listing, so enter the figure from your own host account.

Local short-term rental licensing, zoning and tax rules vary, so check your municipality. This is arithmetic on the numbers you enter, not tax or legal advice.

FAQ

How much profit does an Airbnb make?

It depends entirely on your rate, occupancy and costs. Enter yours: profit is gross bookings minus the host fee, cleaning, supplies and fixed monthly costs. The example nets $209.57 a month.

Does the host fee apply to the cleaning fee?

Airbnb states that its service fee is a percentage of the nightly price and any fees the host charges, so yes. This calculator applies your host fee to nightly revenue plus cleaning fees collected.

Should I include my mortgage or rent?

Yes if you want true profit after housing costs. Leave it at 0 to see operating profit before the cost of the property.

What occupancy should I use?

Use your own booking history if you have it, or a cautious figure for a new listing. This tool does not assume a market average.
