Worked example

One listing earned $5,400 from 21 booked nights in a 30-day month, with 2 nights blocked for repairs. Nights available are 30 - 2 = 28. Occupancy is 21 / 28 = 75.00%. ADR is $5,400 / 21 = $257.14. RevPAR is $5,400 / 28 = $192.86, which equals ADR x occupancy.

How it works

Occupancy rate = nights booked / nights available. Nights available is days in the period x units minus any nights you blocked. ADR = room revenue / nights booked and RevPAR = room revenue / nights available, so RevPAR = ADR x occupancy.

Compare figures over the same kind of period (a month with the same month last year), since seasons and holidays distort a single month. Whether blocked nights should count as available is a choice; many hosts exclude owner stays but keep nights that were open and went unbooked.

Sources and basis: Definitions: Wikipedia, RevPAR (opened 2026-10-08), gives RevPAR as rooms revenue divided by rooms available, and Average daily rate (opened 2026-10-08) gives ADR as rooms revenue divided by rooms sold. No market averages are assumed; all figures are yours.

Local short-term rental licensing, zoning and tax rules vary, so check your municipality. This is arithmetic on the numbers you enter, not tax or legal advice.

FAQ

What is a good occupancy rate for an Airbnb?

There is no single standard. It depends on your market, season and price. Compare against your own past months and similar listings nearby rather than a national figure.

What is the difference between ADR and RevPAR?

ADR is revenue per night actually booked. RevPAR is revenue per night available, so it also reflects the nights that went unbooked. RevPAR = ADR x occupancy.

Should cleaning fees count as revenue?

For comparing ADR and RevPAR across periods or listings, use nightly room revenue only. Cleaning fees pay for a different cost and would inflate ADR on short stays.

Do blocked nights count as available?

This tool lets you remove them. Excluding owner stays and repairs shows how well you sold the nights you offered; leaving them in shows how well the property worked overall.
