British Columbia · Mortgage Licensing
BCFSA mortgage broker licence lookup.
BCFSA, the BC Financial Services Authority, publishes a list of licensed mortgage brokers and brokerages. This page explains how the search works and links to it; it checks nothing itself.
Short answer: use BCFSA’s Find a Mortgage Broker page. It says the list is a record of individuals and business entities currently licensed to provide mortgage services, and that licensing is granted for a two-year period.
What the BCFSA list contains
BCFSA says the list “contains a record of all individuals and business entities who are currently licensed under the Mortgage Services Act to provide mortgage services.” Licensing is granted for a two-year period.
BCFSA explains the roles this way: a mortgage brokerage is the licensed business entity; each brokerage must have a principal broker responsible for supervision, compliance and oversight; a mortgage broker is an individual licensed to provide mortgage services on behalf of a brokerage and is typically the person who works directly with clients.
Open the BCFSA search
The page offers a Find an Individual search by name, a Find a Business search by business name with optional town or city, services offered (dealing, trading, lending, administering mortgages) and business type (brokerages, branches, sole proprietors), and a search by licence number. BCFSA notes the licence-number option returns limited information and suggests the individual or business searches for full results.
Who to contact to confirm
BCFSA gives an email, mortgagebrokers@bcfsa.ca, for verification questions about licensees, and brokerconduct@bcfsa.ca to report potential unlicensed activity. Its disclaimer says it does not warrant the accuracy or completeness of the list, and that to verify licensing status you can call (604) 660-3555 or toll-free (866) 206-3030.
Licensed or registered?
BCFSA’s search page uses “licensed” and the Mortgage Services Act, while its mortgage brokers overview page still refers to “registered” brokers and the Mortgage Brokers Act in places. If you see both terms, the search page above is the one that lists current licensees.

Guide only — not a verification tool
This page describes the official register and links to it. It does not check anyone’s licence status, does not copy or proxy the register, and nothing you might type here is transmitted anywhere. Registers change; use the official source linked above and contact the regulator to confirm anything that matters.
