Turnover cost per stay.
Add everything a changeover costs, including linen wear and a repair allowance. See the cost per stay, per night at different stay lengths and per year, and how much your cleaning fee really covers. Runs in your browser; nothing is sent or stored.
Cost per turnover = labour + laundry + consumables + restock + linen wear + repair allowance. The example costs $91.50 a turnover, $30.50 a night on a 3-night stay and $9,150.00 a year.

Worked example
Cleaner labour is 2.5 hours x $25 = $62.50. Add $12 laundry, $6 consumables, $5 restocking, $4 wear and repairs, and linen wear of $120 / 60 stays = $2.00. A turnover costs $91.50, which is $30.50 a night over a 3-night stay and $9,150.00 over 100 stays. A $75 cleaning fee leaves $63.38 after a 15.5% host fee, so the gap is -$28.12 per stay and -$2,812.50 a year (a negative gap means the fee does not cover the cost). The same turnover on a 1-night stay costs $91.50 a night and on a 7-night stay $13.07.
How it works
Linen wear = cost of a set / stays before replacement. The turnover cost adds that to labour, laundry, consumables, restocking and the repair allowance. Per night divides by the stay length; per year multiplies by stays. The gap compares the cost with the cleaning fee after the platform fee.
Short stays make turnovers expensive per night, because the same work is spread over fewer nights. Minimum-stay rules and cleaning fees are the usual levers. To set the cleaning fee itself, use the cleaning fee calculator.
Sources and basis: Airbnb Help Centre, Airbnb service fees (opened 2026-10-08), says that under the split-fee structure most hosts pay a 3% host service fee and guests pay 14.1% to 16.5% of the booking subtotal, and that under the single-fee structure most hosts pay 15.5%, with the fee taken as a percentage of the nightly price plus any fees the host charges. Fees change and vary by listing, so enter the figure from your own host account. All cost figures are yours; no market cleaning or linen price is assumed.

FAQ
What does a short-term rental turnover cost?
It depends on your property and cleaner. Add labour, laundry, consumables, restocking, linen wear and repairs. The example comes to $91.50 a turnover.
Why does the cost per night change with stay length?
A turnover costs about the same whether the stay is one night or seven. Spreading it over more nights lowers the cost per night.
How do I count linen wear?
Divide the cost of a set by the number of stays it lasts before you replace it. Use your own history.
Is my cleaning fee covering the cost?
Compare the fee after the platform fee with the cost per stay. A negative gap means the nightly rate is subsidising the changeover.
