Short-term rental hosts

Occupancy and lodging tax calculator.

Enter the tax rate or rates that apply in your municipality and the booking details. See the tax and the guest total, or back the tax out of a price that already includes it. Rates are yours to enter; none is assumed. Runs in your browser; nothing is sent or stored.

Tax = taxable amount x (rate 1 + rate 2). A 3-night stay at $200 with an $80 taxable cleaning fee and 17% combined tax comes to $115.60 tax and a $795.60 guest total.

Worked example

A 3-night stay at $200 is $600. The $80 cleaning fee is taxable, so the taxable amount is $680.00. Tax rates of 4% and 13% combine to 17%, so tax is $680.00 x 0.17 = $115.60 and the guest total is $795.60 ($38.53 of tax per night). The two rates here are examples only; use the rates and rules for your own municipality.

How it works

Add mode: tax = (nights x rate + taxable fees) x (rate 1 + rate 2), and the guest pays the stay, all fees and the tax. Included mode treats the amounts you enter as tax-inclusive: the taxable portion is divided by (1 + rates) to find the amount before tax, and the remainder is the tax. The two rates are added together and applied to the same taxable amount, which suits a combined rate; if your jurisdiction compounds taxes or taxes some items differently, calculate those separately.

Which fees are taxable, who collects and remits the tax (the platform or you) and whether a flat per-night charge applies all depend on where the property is. This tool does not look up any rate. Check your municipality or tax authority, and treat this as arithmetic, not tax or legal advice.

Sources and basis: Basis (opened 2026-10-08): arithmetic on the rates you enter. No tax rate, exemption or collection rule is assumed or quoted, because they differ by city, province and state.

Local short-term rental licensing, zoning and tax rules vary, so check your municipality. This is arithmetic on the numbers you enter, not tax or legal advice.

Everything runs in your browser. Nothing you type is sent or stored.

FAQ

How is occupancy tax calculated?

Usually as a percentage of the taxable part of the stay, such as the nightly charges and sometimes fees. Multiply the taxable amount by the combined rate. Your municipality sets the rate and the rules.

Who collects the tax, me or the platform?

It depends on the place and the platform. Some platforms collect and remit certain taxes in certain areas. Check what your platform does for your listing and what your municipality requires of you.

Is the cleaning fee taxed?

In some places yes, in others no. This tool lets you choose, so you can see both results.

How do I find the tax inside a price that already includes tax?

Choose the included option. The taxable amount is divided by one plus the combined rate, and the difference is the tax.
