Short-term rental hosts

Host-only vs split-fee payout comparer.

Enter a booking and the fee percentages from your host account. Compare what you would receive and what the guest would pay under a split fee and under a host-only fee. Runs in your browser; nothing is sent or stored.

Payout = (nights x rate + cleaning) x (1 - host fee). On the example booking you receive $659.60 under the split fee and $574.60 host-only at the same listed price, while the guest pays $775.88 versus $680.00.

Worked example

A 3-night booking at $200 plus an $80 cleaning fee has a subtotal of $680.00. Split fee (3% host, 14.1% guest): you receive $659.60 and the guest pays $775.88. Host-only (15.5%): you receive $574.60 and the guest pays $680.00, so at the same listed price the split fee pays you $85.00 more. If you raise the host-only listing to $775.88 so the guest pays the same $775.88, you receive $655.62, which is $3.98 less than the split fee.

How it works

Split fee: host payout = subtotal x (1 - host share) and the guest pays subtotal x (1 + guest share). Host-only: payout = subtotal x (1 - host-only fee) and the guest pays the subtotal. The fee is taken on the nightly price plus the fees you charge, and not on taxes.

The two views answer different questions. Same listed price shows what each structure costs you if you keep your price. Same guest total shows what you would get if you adjust the price so guests see the same total, which is how guests compare listings. Many hosts cannot choose their structure, so check which one your account uses. Airbnb also states that it is transitioning all home hosts to the single fee and that the split fee is being phased out, so the split view may not apply to your account.

Sources and basis: Airbnb Help Centre, Airbnb service fees (opened 2026-10-08), says that under the split-fee structure most hosts pay a 3% host service fee and guests pay 14.1% to 16.5% of the booking subtotal, and that under the single-fee structure most hosts pay 15.5%, with the fee taken as a percentage of the nightly price plus any fees the host charges. Fees change and vary by listing, so enter the figure from your own host account.

Local short-term rental licensing, zoning and tax rules vary, so check your municipality. This is arithmetic on the numbers you enter, not tax or legal advice.

FAQ

Is the split fee or the host-only fee better for the host?

It depends on the percentages. Compare payouts at the same listed price and at the same guest total. With the example percentages the split fee pays $85.00 more at the same listed price and $3.98 more at the same guest total.

Do I get to choose the fee structure?

Airbnb states that the single (host-only) fee structure is mandatory for most hosts, including traditional hospitality listings, hosts who use property management software and hosts in countries subject to it. Check which applies to your account.

Does the fee apply to cleaning fees?

Airbnb states the service fee is a percentage of the nightly price and any fees charged by the host, so this tool applies it to both.

Do these percentages change?

Yes. Airbnb reserves the right to change its fees at any time. Enter the percentages shown in your own account.
