How the estimate works
SRO Victoria publishes two rate tables. Both apply to contracts entered into on or after the dates shown, and duty is a percentage of the dutiable value.
General rates (contracts from 1 July 2021)
| Dutiable value | Duty |
|---|---|
| $0 – $25,000 | 1.4% of the value |
| $25,001 – $130,000 | $350 + 2.4% of the amount over $25,000 |
| $130,001 – $960,000 | $2,870 + 6% of the amount over $130,000 |
| $960,001 – $2,000,000 | 5.5% of the whole value |
| Over $2,000,000 | $110,000 + 6.5% of the amount over $2,000,000 |
Principal place of residence rates (contracts from 6 May 2008)
| Dutiable value | Duty |
|---|---|
| $0 – $25,000 | 1.4% of the value |
| $25,001 – $130,000 | $350 + 2.4% of the amount over $25,000 |
| $130,001 – $440,000 | $2,870 + 5% of the amount over $130,000 |
| $440,001 – $550,000 | $18,370 + 6% of the amount over $440,000 |
| Over $550,000 | PPR rates do not apply; use the general rates |
First home buyers
- No duty when the home is worth $600,000 or less; a reduced amount of duty from $600,001 to $750,000; full duty above $750,000.
- SRO Victoria does not publish a formula for the reduced band on these pages, so the page shows the most you could pay (the PPR or general duty) instead of inventing the figure.
- Conditions include: all buyers are natural persons aged 18 or over, at least one is an Australian or New Zealand citizen or permanent resident, nobody has previously received a First Home Owner Grant or first home buyer duty concession, and one buyer lives in the home for at least 12 continuous months starting within 12 months of settlement.
Worked example
A $600,000 home bought as a main residence costs $31,070 at general rates (PPR rates stop at $550,000), or nothing for an eligible first home buyer. At $500,000 a main-residence buyer pays $21,970 against $25,070 at general rates.
What this page does not do
- It does not add the 8% additional duty the SRO says foreign purchasers pay, off-the-plan, pensioner or other concessions.
- It does not test eligibility for the exemption.
