How the estimate works
The Queensland Revenue Office counts duty per $100 or part of $100 over each threshold, so the amount over a threshold is rounded up to the next $100.

|---|---|
| Up to $5,000 | Nil |

First home concession, existing home (contracts from 9 June 2024)
The concession is deducted from the home concession duty: $17,350 up to $709,999.99, then it falls by $1,735 for every $10,000 (for example $15,615 from $710,000, $8,675 from $750,000) to nil at $800,000 and over. The home concession duty at $700,000 is exactly $17,350, so duty is nil up to $700,000.
New homes and vacant land
For eligible transactions on or after 1 May 2025 the first home (new home) and first home vacant land concessions are full concessions with no purchase price cap, so this page shows $0 for them. Check the eligibility conditions on the QRO site: this page does not test them.
Worked example
An existing first home at $750,000: home concession duty $19,600 less an $8,675 first home concession leaves $10,925.
What this page does not do
- It does not add the 8% additional foreign acquirer duty the QRO says may apply to residential property.
- It does not apply the earlier, lower first-home table for contracts before 9 June 2024, other concessions, or mortgage and registration fees. Check the QRO conditions for the home concession before relying on it.
