How the estimate works

The State Revenue Office of Tasmania charges duty on a sliding scale. These rates apply to transfers of dutiable property on or after 21 October 2013 and are the rates the SRO publishes today. Where a rate is “per $100, or part”, the amount over the threshold is rounded up to the next $100.

Value of the property (including chattels)Duty
Not more than $3,000$50
$3,001 – $25,000$50 + $1.75 per $100 over $3,000
$25,001 – $75,000$435 + $2.25 per $100 over $25,000
$75,001 – $200,000$1,560 + $3.50 per $100 over $75,000
$200,001 – $375,000$5,935 + $4.00 per $100 over $200,000
$375,001 – $725,000$12,935 + $4.25 per $100 over $375,000
Over $725,000$27,810 + $4.50 per $100 over $725,000

Unencumbered value is the Valuer-General's last valuation multiplied by the adjustment factor for the municipality, both available from the Land Information System Tasmania (LIST).

Worked example

A $450,000 house: $16,123 = $12,935 + $4.25 × 750 (the $75,000 above $375,000, in $100 units).
