How the estimate works
Revenue NSW charges transfer duty on a sliding scale of the dutiable value. The table is the 2026/27 scale as published; the rate year follows the contract date. Duty above each threshold is counted per $100 or part of $100, so the amount above a threshold is rounded up to the next $100 (Revenue NSW's page says “for every $100”; the difference is under $6).
| Dutiable value | Duty |
|---|---|
| $0 – $18,000 | $1.25 per $100 (minimum $20) |
| $18,001 – $38,000 | $225 + $1.50 per $100 over $18,000 |
| $38,001 – $103,000 | $525 + $1.75 per $100 over $38,000 |
| $103,001 – $387,000 | $1,662 + $3.50 per $100 over $103,000 |
| $387,001 – $1,290,000 | $11,602 + $4.50 per $100 over $387,000 |
| Over $1,290,000 | $52,237 + $5.50 per $100 over $1,290,000 |
First home buyers (contracts exchanged from 1 July 2023)
- New or existing home: no duty up to $800,000; a concessional rate above $800,000 and below $1,000,000; full duty at $1,000,000 and over.
- Vacant land: no duty up to $350,000; a concessional rate up to $450,000.
- Revenue NSW does not publish a formula for the concessional band on its pages, only a calculator. This page therefore shows the standard-rate duty as a ceiling for that band and does not invent the reduced figure.
Worked example
A $900,000 established home. Standard duty is $34,687. An eligible first home buyer pays a reduced amount (the scheme band), and at exactly $800,000 pays $0.
What this page does not do
- It does not apply the surcharge purchaser duty that Revenue NSW says is payable by foreign persons in addition to transfer duty.
- It does not test eligibility: you and your partner must never have owned residential property in Australia, at least one buyer must be an Australian citizen or permanent resident, and you must move in within 12 months of settlement and live there at least 12 continuous months.
- It does not cover other duty concessions, mortgage duty or registration fees.

Frequently asked questions
How much is stamp duty in NSW on a $1 million home?
$39,187 at the standard 2026/27 transfer duty rates, before any concession. A first home buyer of a $1 million home pays the same, because the scheme ends at $1 million.
What is the first home buyer stamp duty threshold in NSW?
For contracts exchanged on or after 1 July 2023, no transfer duty on a new or existing home valued at $800,000 or less, or vacant land at $350,000 or less. Reduced rates apply above that up to $1 million (homes) or $450,000 (land).
Is stamp duty the same as transfer duty in NSW?
Yes. Revenue NSW calls it transfer duty; most people say stamp duty.
Does the rate year matter?
Revenue NSW sets the rate year by the contract date, or the transfer date if there is no contract. This page uses the 2026/27 table.
