Estimated proceeds

How the estimate works

Commissions, the transfer/title/escrow percentage and the fixed closing costs are subtracted from the sale price along with your payoff, prorated taxes, repairs and concessions. Percent inputs scale with price; dollar inputs do not. The break-even price solves price × (1 − total percent) − dollar costs = target net.

This tool contains no fee schedules or tax rates. Take the numbers from your listing agreement, payoff statement and title or escrow estimate. For what each closing line means, see the CFPB Closing Disclosure explainer.

Estimate only

This page is arithmetic on figures you provide. It is not tax, legal or real estate advice, and the capital-gains line is only whatever amount you type in. Confirm actual amounts with your agent, title company and tax professional.
