What the federal thresholds mean

For many conventional mortgages secured by a principal residence, you can request PMI cancellation when the scheduled balance reaches 80% of the home's original value. The servicer generally must automatically terminate PMI at the scheduled 78% point if you are current. A final midpoint rule can apply even if the balance has not reached 78%.

FHA, VA, lender-paid PMI, high-risk loans, delinquency, extra payments, recasts and servicer-specific rules can change the result. This is a scheduled-balance estimate, not a cancellation determination.
