How it works
The effective property tax rate is the median property tax paid divided by the median home value in the state, so it already reflects assessment practices, exemptions and local millage rates. Enter a home value and the tool multiplies it by the state’s effective rate to estimate annual and monthly property tax. Rates vary a lot between counties inside the same state, and your own bill depends on your assessed value, exemptions and local levies, so use this for comparing states rather than as a bill forecast.

Why is my property tax bill different from this estimate?
Rates differ by county, city and school district. Your assessed value may differ from market value, and exemptions, caps and recent reassessments change the bill. Check your county assessor for the exact figure.
