For FHA case numbers assigned on or after March 20, 2023, upfront MIP is 1.75% of the base loan. Annual MIP runs from 0.15% to 0.75% depending on loan size, LTV and term.

HUD Mortgagee Letter 2023-05 applies the table by the date the FHA case number was assigned, not the endorsement date. For case numbers assigned before March 20, 2023 the older rate table is used.

How the premium is worked out

Upfront MIP is 1.75% of the base loan and can be financed into the loan. Annual MIP is a rate applied to the loan and billed monthly. This tool estimates monthly MIP as base loan × annual rate ÷ 12, which is the amount at the start; HUD bills on the declining balance, so later months are lower. LTV is base loan divided by the lesser of price or appraised value.

Earlier table (case number assigned before March 20, 2023)

As printed in the Handbook 4000.1 Appendix 1.0 revision of 08/14/2019: base loan up to $625,500 and term over 15 years is 0.80% (0.85% above 95% LTV); above $625,500 is 1.00% (1.05% above 95%). For 15 years or less: 0.45% / 0.70% (up to $625,500) and 0.45% / 0.70% / 0.95% above it. The 11-year versus mortgage-term rule matches the current table. Rates between 2019 and 2023 were not independently re-checked.

The letter says the base-loan threshold follows the national conforming loan limit but prints $726,200, which is the figure used here.

Streamline and simple refinances of loans endorsed on or before May 31, 2009, Hawaiian Home Lands (Section 247) and Indian Lands (Section 248) loans follow different rules and are not covered. Confirm the final figures on your Loan Estimate with your lender.
