How small business rate relief works
GOV.UK: you will not pay business rates on a property with a rateable value of £12,000 or less, if it is your only property. For rateable values from £12,001 to £15,000 the relief goes down gradually from 100% to 0%; GOV.UK’s examples are 50% off at £13,500 and 33% off at £14,000. This tool uses a straight line, (15,000 − rateable value) / 3,000, which matches both examples.
| Rateable value | Relief |
|---|---|
| £12,000 | 100% |
| £13,000 | 66.7% |
| £13,500 | 50% |
| £14,000 | 33.3% |
| £14,500 | 16.7% |
| £15,000 | 0% |
If you take on a second property you can keep relief on your main property for a limited period: 12 months if the second property was taken before 27 November 2025, or 36 months from that date. After that you may keep it if no other property has a rateable value above £2,899 and the total rateable value is under £20,000 (£28,000 in London). Your local council decides eligibility, and relief cannot be combined with charitable rate relief.
Worked example. Rateable value £13,500, not RHL, no 1p supplement: bill £5,832 (13,500 x 43.2p), relief 50% = £2,916, left to pay £2,916.
