The Island Regulatory and Appeals Commission (IRAC) sets the allowable annual rent increase each year, based on submissions from landlords and tenants and factors set out in the Residential Tenancy Act. By statute (s.49(2)), the figure IRAC sets can never exceed 3% per calendar year. Only 2026 and 2027 are published by IRAC at time of writing — no earlier year's figure is on the public record on IRAC's rental-property site, so this tool does not guess one.

Landlords must give tenants at least 3 months' written notice before a rent increase takes effect. A landlord may separately apply to IRAC for an additional increase above the guideline — up to a further 3% — under s.49(3) of the Act; that above-guideline application process is not calculated by this tool.
