Worked example
A €450,000 home pays 1% = €4,500. A €1,750,000 home pays 1% on the first €1m (€10,000), 2% on the next €500,000 (€10,000) and 6% on the last €250,000 (€15,000), a total of €35,000.
How it works
- Residential property (instruments executed on or after 2 October 2024): 1% on consideration up to €1 million, 2% on the part from €1 million to €1.5 million and 6% on the part above €1.5 million.
- Three or more apartments in the same apartment block: 1% up to €1 million and 2% above, with no 6% band.
- Non-residential property (instruments executed on or after 9 October 2019): 7.5%. In mixed use, the residential part and the non-residential part are charged at their own rates.
- Revenue also charges a higher 15% rate under Section 31E when a person acquires ten or more residential properties (excluding apartments) in 12 months. That case is not modelled.
- Where there is a gift and no consideration, the market value is used instead of the price. Reliefs and exemptions are not modelled.
