Who qualifies
Per the BC government, you claim the credit if you rented an eligible unit in BC under a tenancy agreement, licence, sublease or similar arrangement for at least 6 one-month periods, rent was paid, and you were a BC resident on December 31 and either 19 or older, a parent, or living with a spouse or common-law partner. Only one spouse or partner in a household can claim it.
The formula
The credit is $400 minus 2% of the amount your adjusted income exceeds the threshold. For 2026 the threshold is $66,189 and the credit hits zero at $86,189 (2% of $20,000 is $400). For 2025 the threshold is $64,764 and zero is at $84,764. It is claimed on form BC479 with your T1 return.

Frequently asked questions
Is the credit refundable?
Yes. It reduces tax owed or is paid to you as part of your refund; there is no separate payment.
Does my spouse's income count?
Yes. Adjusted income is your net income plus your spouse or common-law partner's net income, with certain adjustments.
How do I claim it?
On form BC479 (British Columbia Credits) when you file your T1, entering the rental address, rent paid, months rented and the landlord's name.
Estimate only — not tax advice
This tool applies the BC government's published formula to the adjusted income you enter. It does not compute adjusted income for you (the "certain adjustments"), and does not check residency, months rented, or whether your rental unit is eligible. Confirm with the BC government or a tax professional.
