How Manitoba closing costs are built

Manitoba land transfer tax is charged on fair market value in marginal bands and paid in cash at registration:

Slice of the valueRate
First $30,0000%
$30,001 to $90,0000.5%
$90,001 to $150,0001.0%
$150,001 to $200,0001.5%
Over $200,0002.0%

The tax is rounded to the nearest dollar. Manitoba’s page lists no first-time buyer relief, so there is no such box on this page.

Land titles registration fees

Teranet Manitoba’s schedule charges $137 for a transfer and $137 for a mortgage when submitted electronically ($144 on paper), effective January 4, 2026. The schedule published for January 3, 2027 raises both to $142 electronic and $149 paper; the tool switches automatically on that date. A purchase with no mortgage pays only the transfer fee.

Worked example. A $400,000 home with a $320,000 mortgage: tax $5,650, fees $274, legal $1,800 plus $90 GST, title insurance $350, inspection $500 and appraisal $350 total $9,014.

Mortgage insurance and sales tax

The Financial Consumer Agency of Canada says Ontario, Manitoba and Quebec apply provincial sales tax to mortgage insurance premiums, while CMHC’s own premium page names Quebec, Ontario and Saskatchewan. Because the two federal pages disagree and neither gives a rate, the tool lets you enter the rate your lender quotes instead of assuming one. With 5% down on $400,000 and a 7% rate the extra cash at closing is $1,064.

Frequently asked questions

How much are closing costs in Manitoba?

Land transfer tax plus registration fees and legal costs. On a $400,000 home with a mortgage the tax is $5,650, fees are $274 and total cash to close is about $9,014 with the default estimates.

Is there a first-time buyer land transfer tax rebate in Manitoba?

Manitoba’s published land transfer tax page lists none, so this calculator does not apply one. Ask your lawyer to confirm there is no relief for your purchase.

What registration fees does Manitoba charge?

Teranet Manitoba charges $137 to register the transfer and $137 to register a mortgage electronically ($144 each on paper) under the schedule effective January 4, 2026, rising to $142 on January 3, 2027.

Does Manitoba charge sales tax on legal fees?

GST of 5% applies to legal fees. This tool does not model provincial sales tax on legal fees; your lawyer’s quote will show what applies.

Is land transfer tax paid with the mortgage?

No. It is paid in cash on closing through your lawyer, along with the registration fees, so it comes out of your savings rather than the loan.

Is this the same as the Manitoba land transfer tax calculator?

That page calculates the tax and fees alone. This one adds legal fees, title insurance, inspection, appraisal and other closing items to give a cash-to-close figure.

Estimate only — confirm with your lawyer or notary

This tool applies published rates to the numbers you type. It is not legal, tax or financial advice, it is not an official calculator of any government, and it does not look anything up in a land registry. Rules, exemptions and fee schedules change, and eligibility depends on facts it cannot see. Confirm every figure with your lawyer or notary and lender before closing.
