How it is calculated
Payment = the level monthly payment on the loan amount at your rate (base rate plus spread) over the term in months. The cap: for variable-rate 7(a) loans, SBA limits the spread over the base rate by loan size: 6.5 points for $50,000 or less, 6.0 above $50,000 up to $250,000, 4.5 above $250,000 up to $350,000 and 3.0 above $350,000 (13 CFR 120.214(d)). The highest rate the cap allows is the base rate plus that spread, and the page shows the payment at that rate so you can see your room.
Worked example
$500,000.00 over 10 years at a 7.5% base rate plus 2.75 points is a rate of 10.25%, a payment of $6,676.95 a month and total interest of $301,234.01. For a loan over $350,000 the cap is 3.0 points, so the highest allowed rate here is 10.5%, a payment of $6,746.75. The base rate and spread are examples, not current market rates.
Sources and limits
Spread caps: 13 CFR 120.214, base rate defined as the prime rate or the Optional Peg Rate (retrieved 2026-10). Term limits: 13 CFR 120.212 (ten years or less unless the loan finances real estate or equipment with a useful life over ten years; 25 years maximum including extensions). Maximum loan: sba.gov 7(a) loans ($5 million). The cap covers variable-rate loans; fixed-rate loans and some SBA products are priced under other rules, and lenders may charge fees on top, so confirm with your lender. This page does not pull the prime rate; it does not know today's rate.
FAQ
What is the maximum interest rate on an SBA 7(a) loan?
It is the base rate plus a maximum spread that depends on loan size: 6.5 points at $50,000 or less, 6.0 points up to $250,000, 4.5 points up to $350,000 and 3.0 points above that (13 CFR 120.214). Enter your base rate and see the resulting ceiling.
What is the base rate?
The regulation names the prime rate or the Optional Peg Rate. Your loan agreement states which one applies and how often it adjusts.
How long can an SBA 7(a) loan be?
Ten years or less in general, up to 25 years when the loan finances real estate or equipment with a useful life over ten years (13 CFR 120.212).
Does this include the SBA guaranty fee?
No. The upfront guaranty fee is separate; use the SBA 7(a) guaranty fee calculator for it.
