How to prorate rent
Prorated rent is the monthly rent divided into a daily rate, then multiplied by the days you stay. There are three common daily rates, and the right one is whichever your lease or local rules specify.
- Actual days: rent / days in that month.
- 30-day month: rent / 30, always.
- 365-day year: rent x 12 / 365 (or 366 in a leap year).
Worked example (moving in). Rent 1,500, move in on 2026-11-18. November has 30 days and you stay from the 18th to the 30th, 13 days, counting the move-in day. Actual-days method: 1,500 / 30 = 50.00 a day x 13 = 650.00. The 365-day method gives 1,500 x 12 / 365 = 49.3151 a day x 13 = 641.10. For a 2026-10-18 move-in the 30-day method counts 30 - 18 + 1 = 13 days at 50.00 = 650.00, while the actual-days method counts 14 days of October (31 days) at 48.3871 = 677.42. A move-in on the 30th or 31st bills 1 day under the 30-day method.
Worked example (moving out). Rent 1,500, last day 2026-11-10: 10 days x 50.00 = 500.00.
The tool counts both the first and last day as occupied. If your lease counts the move date differently, adjust by one day.
Frequently asked questions
How do you calculate prorated rent?
Divide the monthly rent by the number of days in the month (or by 30, or use rent x 12 / 365) and multiply by the days you will live there.
Which method should I use?
The one in your lease. Many leases use actual days in the month; some use a 30-day month. Ask if it does not say.
Is the move-in day counted?
This tool counts it as a day occupied. Some landlords start the next day, so confirm.
Does the deposit get prorated?
No, a deposit is not rent. See the deposit rules lookup for how deposits work in your province.
