How available home equity is calculated
Home equity is the home value minus the liens against it. Maximum borrowable is the home value multiplied by the maximum CLTV, minus existing liens, never below zero. The maximum CLTV is an input because each lender and product sets its own; 80%, 85%, and 90% are shown only as example limits, not as rules or promises.
Combined loan-to-value (CLTV) is the sum of the first mortgage and other liens divided by the property value. The FDIC glossary defines it against the lesser of the sales price or appraised value, so your lender's number may differ from one built on your own estimate.
Worked example
A $500,000 home with $250,000 in liens has $250,000 of equity (50%). At an 80% limit the lien cap is $400,000, so the estimate is $150,000 of additional borrowing, leaving CLTV at 80% and $100,000 of equity. At 85% the estimate is $175,000; at 90% it is $200,000.
What this does not include
Fees, appraisal costs, income and credit checks, debt-to-income limits, and product-specific caps (for example a separate limit on a HELOC) can reduce what a lender actually offers. How much home equity can I borrow?
Multiply your home value by your lender's maximum CLTV, then subtract everything already secured against the home. The remainder, if positive, is the most you could add before hitting that limit.
Is 80% the standard limit?
No. Limits vary by lender, product, and property. 80% is only a common example, so enter the limit your lender gives you.
Why is my result zero?
Your existing liens already equal or exceed the value times the max CLTV. You can still have positive equity and be at zero borrowable.
Is borrowing the full amount a good idea?
This tool shows a ceiling, not a recommendation. Your home secures the debt, and a lower CLTV leaves a bigger cushion if values fall.
Is my financial information uploaded?
